Frequently asked questions
How much are property transfer fees in Cyprus?
They run in bands of 3%, 5% and 8% on the property value. When the purchase is not subject to VAT the fees are halved. When the purchase does carry VAT, typically a new build from a developer, transfer fees are not charged at all.
How much is capital gains tax when selling property in Cyprus?
20% of the gain, not of the sale price. The gain is the sale price minus the indexed cost of purchase and improvements, minus selling costs. For disposals from 1 January 2026 there are lifetime allowances: €30,000 general, €50,000 for farmland sold by a farmer and €150,000 for a main residence.
Do I pay capital gains tax on selling my own home?
There is a €150,000 lifetime allowance for a main residence occupied for at least 5 years, on a plot of up to 1.5 decares (1,500 m²). If the gain after indexation is less than what remains of your allowance, no tax is due. The allowances are cumulative: whatever you used on an earlier sale is deducted from the limit.
How is rental income taxed in 2026?
From 2026 rent no longer carries Special Defence Contribution. What remains is GESY at 2.65% on the gross rent, and income tax on 80% of the rent, that is after the 20% deduction. The rent is added to your other income and taxed in your band.
